Xanadu Villas & Retreat is an experience, a lifestyle, an awakening of how life can be. It transcends tranquillity, luxury and expectation. Six uncompromisingly beautiful villas surround a pool area so magical that it brings images of African and Arabian folklore and art to life. The private beach on the Indian Ocean, just a few steps from each villa, offers swimming pleasures and space for walks. Xanadu Villas & Retreat was designed by its owners Eileen and Marcus to simply breathe and relax.

Here, guests enjoy exceptional all-inclusive cuisine prepared by our international chef and private butlers who are on hand to assist you throughout your stay. For the more adventurous, Xanadu's helpful staff can organize a variety of excursions around the island.

Our one-bedroom Kimwondo Villa has indoor and outdoor seating and features a spectacular rooftop with a plunge pool and sitting area overlooking the Indian Ocean. Our two-bedroom Mlima and Korongo Villas have private bathrooms, spacious lounge areas and private plunge pools. The presidential Mbingu Villa is located directly on the beach and features two bedrooms with balconies overlooking the ocean, private bathrooms and seating areas, a majestic lounge and two private plunge pools, one of which is on the rooftop. Our cozy one-bedroom Umande Villa is located directly on the beach, has indoor and outdoor seating, a private bathroom and a private pool. Next door to Umande Villa is our one-bedroom Alfajiri Villa, which is in fact our honeymoon suite. The villa is located directly on the beach, has one bedroom, a spacious living room, a private pool and a romantic balcony with sea views.

Xanadu Villas and Retreat is committed to offering guests a culinary safari. Our produce is always fresh, sustainably sourced and lovingly and expertly prepared.

Xanadu welcomes you to fall in love with the culture and beauty of island life. You have the opportunity to choose your own culinary adventure by choosing your own location for each meal. In our restaurant, nestled in your private villa, on a romantic beach or on a secluded island, you simply choose.

Kiota Spa

We firmly believe that to truly settle into the pace of Zanzibar, you need to find your own rhythm, in tune with the waves, the sway of the palm trees and the underlying East African beat. With this in mind, Xanadu's Kiota Spa offers the perfect relaxation and holistic spa services.

Our Kiota Spa near the beach invites you to relax and recharge your batteries: Massages, manicures, pedicures and treatments are offered in your room or in our Kiota Spa right on the beach. The products used by our professional therapists are African or locally produced.

Special requests for dietary requirements and celebrations are discussed and taken into account - flexibility, individuality and exclusivity are part of the Xanadu cuisine. Non-alcoholic drinks, local beers and a selection of house wines are included in the price, while cocktails, premium wines and spirits are available for an additional charge.
